THE SITE AND SURROUNDINGS
The proposed application site is located to the north west of the town of Coalville. The site forms part of the Wolsey Road Regeneration Area, which consists of a series of developments.
Coalville is defined within settlement hierarchy as part of the ‘Principal Town’ (Coalville Urban Area) and is located in the eastern part of the District. It is located near junction 22 of the M1, where the A511 joins the A50 between Ashby-de-la-Zouch and Leicester, on the A511 trunk road between Leicester and Burton upon Trent. It is a well-placed settlement for access to onward travel whilst offering employment opportunities and a full range of services and facilities.
Currently under utilized, the site offers semi-vacant industrial land with the potential to be re-developed as part of Coalville’s wider masterplan.
The close proximity to the Urban Forest Park also offers potential for enhanced views and access to local green space.
The construction process would create new jobs and economic activity. The new development would also result in an increase in local spend, supporting shops and services within Coalville and the wider area.
