Q. How many apartments are proposed?

77 retirement living apartments are proposed

Q. How will the increase in population affect services and amenities?

We are aware that residential developments can place extra pressure on existing infrastructure such as healthcare and roads. Various infrastructure providers such as the education authority and highways authority will be consulted as part of the planning application process and reasonable and necessary financial contributions would be provided if required to offset the development.

Q. How will vehicular, cycle and pedestrian access to and egress from the site be achieved in a safe way?

A road access will be provided utilising and extending the existing Linden Way which currently serves the Recycling and Household Waste Centre.

Q. Will the local road network have capacity for the increase in traffic created by the additional homes?

Yes, the application site has been subject to a full Transport Assessment which has concluded that the site will only generate 10 extra vehicle movements in the morning and 10 in the evening peak hours. The impact is therefore small and the highway network is considered to have capacity.

Q. Is the site at risk of flooding, or will its development have an impact on nearby homes?

The site is not at risk of flooding. The Environment Agency flood map shows that the site has not flooded previously. Surface water flood risk will be managed through a surface water drainage system typical for this type of development in areas of low flood risk. This includes ensuring that the site slopes gently away from buildings and towards surface water attenuation tanks. The application will be accompanied by a full Flood Risk Assessment and Drainage Strategy

Q. My feedback on your proposals isn’t going to make any difference – this is all a done deal, isn’t it?

No, not at all. These are our initial proposals, and we haven’t yet submitted for planning permission. Your feedback is really important to us, and may help shape our proposals. This public consultation exercise is about listening to and recording your views. It may be that the views expressed have an impact on what our final plans look like. We welcome any suggestions you may have.

Q. Will there be an opportunity for local people to work in construction of the site?

We are wholly committed to working with the local community and where possible will seek to use local contractors in the build of the scheme.

Q. When will you submit a planning application?

It is our intention to submit an outline planning application in Autumn 2023.

Q. How can I view the planning application?

Once submitted, the planning application will be available to view via the planning register on North West Leicestershire District Council’s website or in person at the Council offices.</h2>
